When purchasing a home, one of the most valuable parts of the process is the property inspection. Inspectors will spend several hours checking the safety, livability, and overall condition of the property, and will provide a thorough report of their findings generally within the same business day. We spoke with one of Door’s trusted home inspectors, Paul Ito of Ito Group Home Inspections to find out what the three most expensive repairs he finds when inspecting homes are.
It’s likely no surprise that foundation repairs top the list. While it’s not as common in the Dallas market as you might think, foundation damage is still found in approximately 15-20% of properties in the area. Depending on the extent of the damage and the size of the property, the cost to repair a damaged foundation can range from a few thousand dollars to upwards of $20,000. Commonly sighted signs of damage include cracked walls, sticking doors, and misshapen floors, but there are many subtle signs your home inspector can find while the cost of repairs is still on the low end.
Roof Repairs and Replacements
Most of the homes in Dallas’ real estate market have composition roofs, so the price to repair or replace them is largely dependant upon the size and structure of the home. Most of the roof damage seen in the DFW area is due to hail, which quickly leads to water damage– a costly repair that’s often overlooked. The average roof costs approximately $10,000-25,000 to replace, assuming a medium sized home without additional eaves and shaping.
In hot climates air conditioning systems are one of the first items buyers check, but just because cold air is circulating in the home doesn’t mean you won’t need a replacement in the immediate future. Home inspectors will not only check to ensure the system is working properly, but they will also check the date of installation. If a unit was installed 8-10 years ago and has been serviced annually, it’s likely near the end of its life expectancy. A complete replacement of the air conditioning system can cost upwards of $8,000 in the Dallas area.
