Six Staging Musts When Selling Your Home

Here are some staging essentials to make sure your home truly pops on camera and in person.

Staging is a key component to maximizing the selling speed and price of your home, but if you’re like many sellers, the idea of staging your home for potential buyers is overwhelming. Here at Door, we understand that it takes more than making your home smell like baked goods to create an appealing space, which is why we’ve taken the guesswork out of staging:

1. First impressions count– Potential buyers decide if they are open to purchasing your home before they walk through the door. Focus on the exterior of your home to ensure you’re making a great first impression. Create curb appeal with these simple steps:

• Maintain regular lawn care.

• Plant season-appropriate shrubs and flowers.

• Keep walkways, porches, decks, and other exterior surfaces clean and free from debris or clutter.

• Replace window screens, storm doors, shutters, etc. as necessary. Something that is well loved to you will appear worn out to potential buyers. When in doubt, replace it.

• Take an objective look at the exterior of your home. If it doesn’t elicit that new home feeling, consider painting or power washing where appropriate.

2. You may have grown used to a particularly off-putting scent found in your home, but potential buyers have not.

Rid your home of unpleasant odors to keep from souring a would-be buyer. Heavily fragranced rooms are a red flag to potential buyers, so avoid excessive use of room fresheners and stick to products with odor eliminating enzymes instead.

3. While your home may seem cozy to you, that might translate into cluttered and too small to potential buyers. Avoid that by following these suggestions:

• Create a decluttering plan. Work in one room at a time and remove items that are broken, no longer useful, or that haven’t been used in the past six months to one year.

• If it’s in your budget, hire professionals. They’ll be more objective about the space, and will be able to identify areas of need that you might miss.

• If hiring a professional cleaning service is outside your budget, be sure to clean all carpets and flooring, wipe baseboards and window sills, and make sure the drawers and cabinets in the kitchen and bathrooms are pristine.

4. Create a cohesive color scheme with your staging decor.

Most homes offer neutral interiors, so use your decor to create a splash of color by grouping decorations in related shades.

5. Kitchens and bathrooms sell homes.

Stage those areas with clean counters, nice towels, and empty sinks.

6. The ultimate goal of staging is to create an atmosphere that makes buyers feel more at home, and less like they’re intruders in yours.

Do this by depersonalizing the space. Remove family photos, pet items, monogrammed towels, and travel souvenirs. If you feel a sentimental attachment to the item, that’s a pretty good indication it should be removed for the staging process.
